While the property market remains subdued in many parts of the world, in Australia it’s booming. And when two friends of mine told me about a great investment opportunity in one of Australia’s most charming and vibrant inland cities, I decided to pass the news on to my Twitter associates.
The Opportunity
My friends Pren and Margaret Wikramanayake are in the process of developing Camellia Court, a complex of 20 high quality bungalows in the growing regional centre of Albury Wodonga. They recently built and sold the first 5, and they are now building the remaining 15 to order. Each will be completed in about 3 months from signing of contracts. Pren and Margaret are happy to contract for individual units or multiples.
Each bungalow has 2 bedrooms and sells for A$225,000,. There is a thriving rental market, and tenants can be readily arranged through a local real estate agent. The existing bungalows are typically renting for $240 per week, at which level they provide a gross yield on investment after depreciation of 8%.
In recent times property values in Australia have been doubling about every 5 years, and there is certainly no sign of any let-up, since demand is far outstripping supply.
In short, these properties offer a positive on-going return on your investment, plus the prospect of very sizeable capital gains in the medium term. Also, if you live overseas, you’ll get the added bonus of being able to travel to Australia tax-free!
The Location
Albury Wodonga straddles the New South Wales/Victoria border, and the Wikramanayakes’ property is on the Albury - New South Wales - side. It’s a picturesque and quite historic inland city, which the Federal Government has been seeking to build up as a growth area.
The city boasts excellent medical, sporting and cultural facilities, and the wonderful Rutherglen wine growing area and the Snowy Mountains ski and cultural resorts are just a couple of hours’ drive away.
